Three layers of review, every finding with the clause, the item, the benchmark and the reasoning.
Is this work really outside the contract scope? Each CO item is classified against the contract language — likely out of scope, ambiguous, or already covered.
Effective total markup vs. the contract cap. We detect markup stacking — sub + GC + supervision + general conditions added on top of each other.
Line items vs. public benchmarks. Vague lump sums — "miscellaneous labor", "general conditions" — and round numbers without backup get flagged.
A real change order from our public corpus, anonymized. This is what a report looks like.

CO-001 — correction of contract price, $235,517.33
Clause cited:"The original contract price did not include all work as awarded. This change order is to correct the contract price."
Reasoning: A large number with no itemization: no breakdown, no backup, no schedule of values attached. Confidence: medium.
Recommendation: request the original awarded scope and an item-by-item comparison before approval.
Scope "all work as awarded"
Clause cited:"The original contract price did not include all work as awarded"
Reasoning: without the original proposal and scope, entitlement can't be verified. Confidence: low.
Recommendation: request original proposal, scope and item-by-item comparison.

Every finding with the clause cited, the item, the benchmark and the reasoning, plus a confidence level. The free analysis shows one complete finding and locks the rest.
The first analysis is free for your company — no credit card. Paid plans for ongoing volume are explained when the preview opens up.
An AI engine reads the documents and writes the findings. Nothing is released without a review decision — low-confidence points are marked “review recommended” and never presented as overbilling. We are onboarding a qualified outside reviewer; until then, analyses are not auto-released.
You get the report and a short walkthrough of the findings. There is no obligation to continue.
PDFs up to 20 MB per file: the signed construction contract (with amendments and riders) and the change order (AIA G701 or equivalent). Current recommended limits: change orders up to about 40 pages each; contracts read in full up to about 90 pages. Larger sets are processed with limited coverage flagged in the report — never silently truncated. Split very large packages or contact us first.
Yes. Without the contract we can still check the change order itself, usually markups and missing backup. Entitlement cannot be verified, and the report says so.
The change order is the document we analyse (AIA G701 or equivalent). Other forms may be readable, but we do not promise coverage — anything outside it is flagged as limited coverage in the report.
No. The report is an analysis of the documents you send. It is not legal, financial or engineering advice, and it does not replace your own review.
Only the people and systems that produce your analysis. Documents sit in restricted-access storage; we do not sell or share them, and we do not use them to train models.
